The property is fully let and serves as the regional headquarters for Ammeraal Beltech Modular, a leading global belting company.
2025-01-06 Fully Let - Nørretorv District Centre, Ringsted
NCAP reports that the Nørretorv District Centre, Ringsted is now fully let. The 12,058 sqm. district centre, which was built in the late 1980s, has at times experienced vacancy rates of over 20%. This called for a new approach to the activities that should be housed in the Centre to transform it from a high vacancy to a fully leased district centre. The result was an ambitious leasing strategy based on the creation of a local health centre combined with other service functions necessary for a city the size of Ringsted.
With its central location and easy accessibility for citizens from across the municipality, Nørretorv proved to be an obvious choice as the Municipality's Health Centre. Today the Centre houses 11 health tenants from podiatrists to dentists, together with other essential local services including grocery, restaurant, hairdresser and a Scandic Hotel. These all share a car park with Ringsted Congress Centre, providing optimal use of the parking spaces around the clock.
2024-10-15 The Biscuit House, Amager Strandvej 60 Copenhagen
The NCAP Project Management Team, in collaboration with Over Byen Architects and Klaus Nielsen Consulting Engineers, on behalf of our partners, Quadoro are pleased to have completed the façade renovation at Amager Strandvej 60. Delivered on time and budget, the new facade delivers triple glazed windows, 200mm thick façade insulation, an EPC B rating and a completely upgraded appearance. These upgrades provide a major improvement for current and future tenants.
2024-08-29 NCAP achieves BREEAM (In-Use) Very Good for Venusvej 44, Kolding, Denmark
The NCAP Project Management Team, in collaboration with Drees & Sommer, on behalf of investor partners and the tenants Tresu, have successfully completed the BREEAM (In-Use) Very Good certification for the property. This follows several months of detailed investigation, planning and execution and reinforces the landlords commitment to sustainability. The Property for which NCAP is the Asset Manager was constructed in 2021 and is the HQ Warehouse & Office for Tresu Group and comprises of 13,008 m2 GLA and 200 parking lots.
2024-07-31 NCAP advises Aviva on the acquisition of a new logistics facility in Helsingborg, Sweden
Built in 2022, the property sits in the Bjuv municipality of Helsingborg with a total lettable area of 27,500 sq m comprising warehouse and production space. The facility is let to an international distributor in the fresh food industry. The building has excellent sustainability credentials and has been awarded a Silver certification under the Miljöbyggnad scheme, a Swedish system for environmental certification of buildings developed by the Sweden Green Building Council It has also achieved an EPC-A rating.
Helsingborg is considered one of the leading logistics hubs in Sweden and the wider Nordic region.
2024-02-02, NCAP & Europa Capital exit Fleminggatan 20, Stockholm
Europa in partnership with NCAP, have sold their newly refurbished 13,316 sq m, seven storey office building in central Stockholm, Sweden, to KPA Pension, the leading pensions company for local governments in Sweden and part of the Folksam Group. This followed the signing of the most recent office letting at the building in December 2023 to Ekonomistyrningsverket (ESV), the Swedish National Financial Management Authority, taking occupancy to 95%.
The asset was acquired in July 2019, with vacant possession gained in 2020. Working as Europa’s local partner, NCAP masterminded the complete refurbishment of the building. This included the creation of an additional 1,409 sq m of lettable offices, the addition of a new reception lobby, a change of use to create a restaurant space and other structural enhancements, which improved the building’s sustainability performance to BREEAM “Very Good” certification and Fitwel Level 1 accreditation.
Other key occupiers secured include Foodora, the Swedish food delivery and Q-commerce company, and AB Svensk Exportkredit, the state-owned export credit agency.
Located on the island of Kungsholmen in central Stockholm, Fleminggatan 20 benefits from excellent connectivity and is a short walk over the canal from Stockholm City Station.
2023-12-07, NCAP secures sale of Tritax Eurobox Malmo site to Microsoft
NCAP have advised Tritax Eurobox on the disposal of their 95,000 m2 site in Fosie, Malmo. The site was acquired by Tritax Eurobox in 2022 also advised by NCAP, with the intention of undertaking a redevelopment of the site for c. 60,000 m2 of new logistics. Microsoft have acquired the site for their own occupation and intend to construct a data centre. The sale price was in excess of Tritax Eurobox acquisition price and their latest valuation.
2023-11-20, Blikfanget 6, Hedensted, Denmark. Warehouse letting
NCAP have successfully let 3,867 sqm of warehousing at Blikfanget 6. The lease started on 1st of November 2023 and the tenant is Samskip A/S, a worldwide transport provider, focusing on cost efficient, reliable, and environmentally friendly solutions to their customers. The Property is now 81% let.

NCAP have agreed to lease the entirety of the office accommodation in the Building totalling 5,720 sq m to serviced office provider IOFFICE on a 10 year lease. To date this is the largest office letting in Stockholm’s CBD during 2023.
The refurbishment program is well underway and IOFFICE will take occupation on completion of the current fit out works in Q3 2024. This leaves 1 remaining ground floor retail unit to be let.

NCAP have advised Quantum on the acquisition of ∼ 200 Apartments in the Carlsberg City District. Approximately 2.5 km from the City Centre and between Frederiksberg, Valby and Vesterbro, the District has become a vibrant neighbourhood for working and living. Designed by Dorte Mandrup the buildings will be built to a high ESG standard which will include connection to Copenhagen's sustainable district heating network, around 1,000 m² of photovoltaic on the roof and integration into the district's smart mobility concept. Completion is scheduled for Spring 2025.

NCAP is pleased to announce the letting of 1,450 m2 of offices to ScanCom International A/S. ScanCom International A/S, is owned by the Danish Lars Larsen Group and specialises in designing and developing sustainable outdoor furniture. ScanCom will move into their new premises in the summer of 2023 where they will have their Danish HQ and showroom for their retail clients. NCAP will refurbish & fit out the unit before occupation by ScanCom.
The property which totals 9.000 sqm, has since acquisition in 2020, been the subject of various redevelopments & improvements. The entire exterior of the building is undergoing a full renovation that includes additional façade insulation, new low-e glazing with improved air-tightness sealing. These energy efficient measures will optimise building performance and significantly reduce heat loss.

NCAP together with Ekistics Property Advisors LLP, have undertaken two ESG related initiatives at Borupvang 1, a 37,000 sqm multi-let office and data centre located in Ballerup, Copenhagen.
12 new electrical car charging points have been installed in cooperation with Clever to meet growing tenant demand for charging infrastructure to support electrical vehicles.
In addition we are replacing c. 730 windows with new energy efficient windows which reduce energy consumption and consequently will result an improved energy rating for The Property. The new windows will also have a sun reflecting layer which will improve the interior work environment for occupiers.

NCAP are proud that Fleminggatan 20 (“F20”) is one of the first buildings in Stockholm that has obtained a Fitwel One Star certification together with a BREEAM Very Good. Both certifications recognize the high sustainability level of our refurbishment project and measure the specific focus given to the well-being of the people who work in the building and its impact on the surrounding areas and communities. In addition, the high ESG performance of the project has allowed us to secure our first green financing with Aaeral Bank. On behalf of Europa Capital and in partnership with RED Management we have implemented a comprehensive refurbishment program that has created a building that now offers energy efficient heating and cooling systems provided by district heating and sea cooling and we have accomplished strong measurable environmental improvements through the refurbishment works which include:
· Energy consumption reduced to 70 kWh/sqm/year (28 % below the building code standard for a new comparable building)
· Smart ventilation system installed (VAV - variable air volume)
· All lights replaced by LED and automated lightning system installed to regulate consumption according to need
· Vehicle charging points & bicycle parking within the building with changing rooms and showers on the same floor
· 91,5 % of all waste was recycled during the refurbishment works

The 360 sqm restaurant is newly refurbished and has been designed in collaboration by NCAP, Integrated Property Solutions and The Burger Concept.
The restaurant opened for business on the 1st of April 2022 with an opening celebration party giving away 300 burgers to their first customers.

Arrow Capital Partners debut Nordic Acquisition
NCAP have advised Arrow Capital Partners on their first Nordic acquisition involving a portfolio of 10 Danish warehouses. The majority of assets are located in Denmark’s prime logistics markets of Copenhagen and the ‘Triangle Area’ covering Vejle, Kolding and Fredericia. The Portfolio has a gross lettable area of 115,000 m2, has 97% occupancy and provides a number of value-add opportunities. NCAP have been retained as Arrow’s local operating partner and will undertake Asset Management.

NCAP have advised Vika on their 4th Danish acquisition with the purchase of a 33,600 m2 production & warehouse facility. NCAP secured this opportunity on an off-market basis and advised ABG Fastena. The Portfolio comprises 3 grocery stores newly constructed by NREP, totalling 14,000 m2 in Trelleborg, Tumba and Motala. The Stores are all let to Coop Sverige Fastigheter AB with a WALT of 11 years.

During 2020 NCAP have signed a new long lease with ICA Maxi on their 9,000m2 store and agreed a pre-let with Jula on a new 3,000m2 store which Jula expect to occupy during H1 2021. Existing Tenants Gina Tricot, Deichmann, Dressmann and Cassel are upgrading their store concepts. Year to date visitor numbers are only down -1.50% compared to a Swedish average of -15%. Since taking over AM responsibilities for Center Syd in 2019 NCAP have signed 17 new leases and re-negotiated 27 existing contracts.
2020-10-29, Vika Project Finance acquires Fiberline’s Danish HQ
NCAP have advised Vika Project Finance on the acquisition of Fiberline’s 25,000 m2 iconic Danish HQ located in Denmarks Triangle Region. The award winning property which provides 25,000 m2 of production and office accommodation and is strategically located in Middelfart in the Triangle Region, one of Denmark’s most important business areas was designed by Jan Søndergaard, a professor at The Royal Danish Academy of Fine Arts and Partner at KHR Arkitekter. The Tenant, Fiberline AS is a pioneer in the manufacture of glass and carbon fibre products that require very high durability.

The Property dates from 1951 and totals 9,300 m² over 4 floors. The property is located in an up-and-coming residential and commercial area close to the city centre in the north-eastern part of the island of Amager. Copenhagen‘s city centre is only 7 minutes away by Metro and Amager Strandpark recreation area is also located near the property. Going forward NCAP & Quadoro will undertake various redevelopments and improvements to the property providing scope for value enhancement. This is the third acquisition in Denmark that NCAP have undertaken together with Quadoro.

Together with Real Estate and Private Equity Advisor Ekistics Property Advisors LLP, NCAP have executed a transaction of a 37,000 sqm office & data centre in Lautrupparken. The location has Denmark’s largest concentration of high-tech enterprises and is also home to a thriving educational environment with DTU’s (“Technical University of Denmark”) Ballerup Campus close by. The Property has been acquired in a sale-leaseback transaction from SDC A/S (“SDC”) with the other main tenant being IBM Denmark ApS. The site has potential for further expansion with a minimum of 13,000 m2 of additional building rights and NCAP foresee various opportunities for value enhancement working with the existing and new tenants.

Pan European real estate investment manager Europa Capital has together with NCAP made their first Swedish investment by acquiring the well-known Trygg Hansa building in the Stockholm CBD close to the Central Station. The building consists of 13 000 square metres of modern flexible office space and retail units on the ground floor. The building is part of a major refurbishment scheme supported by the City of Stockholm.

NCAP have advised Quadoro Doric in the acquisition of Diana a mixed use building in Helsinki’s CBD comprising apartments, offices and retail space. The building including its impressive façade was erected in 1898 on a 1,336 m² site. The rental space comprises 3,400 m² and is spread over four storeys with partially developed loft space.

Leading European Real Estate Investment & Asset Management Group Catalyst Capital have made their first investment into Sweden with their acquisition of Center Syd, Malmo.
Center Syd is located between the metropolitan area of Malmö, Sweden´s third largest city, and Helsingborg to the north, in one of Sweden´s most densely populated regions. The centre is anchored by a 9,000 Sq M ICA Hypermarket , has more than 80 stores and totals 40,000 Sq M. The centre was extensively refurbished in 2015, since when it has experienced consistently growing footfall and turnover.
